POSITION SUMMARY:

WC Smith is seeking a strategic, hands-on Senior Marketing Director to lead our dynamic marketing department within our well-established, DC/Maryland Property Management company. Our portfolio includes a primary focus on multifamily residential properties. The portfolio is comprised of highly amenitized Class A Luxury developments, historic rent control sites, affordable communities and some retail.

This highly autonomous leadership position oversees the marketing team and plays a critical role in digital advertising, SEO, lead generation, branding, and property leasing. The key focus is to drive occupancy and revenue by building and executing data-informed marketing programs.

This position offices from our Corporate Headquarters in the Capital Riverfront area.


PRIMARY RESPONSIBILITIES:
  • Leadership & Strategy
    • Responsible for the execution of the company’s marketing strategy for multifamily and retail properties.
    • Set priorities and goals for the marketing team.
    • Collaborate with executive leadership to align marketing goals with business objectives and growth plans.
    • Build marketing roadmaps and timelines
    • Translate vacancy/traffic data into weekly “focus lists” of units or properties; recommend specials, price adjustments. 

  • Digital Marketing & SEO
    • Plan, launch, and optimize Google Ads budgets and bids based on real-time availability or partner with third party for Google Ads.
    • Oversee geofencing creative and placements for large Class A sites.
    • Manage and execute SEO strategies to improve organic rankings, site traffic, and lead conversion across all properties.
    • Monitor and analyze performance metrics using tools like Google Analytics, Search Console, and advertising dashboards.

  • Brand & Content Management
    • Oversee brand consistency across all assets and campaigns for both residential and retail property marketing.
    • Direct the creation of property marketing collateral, websites, signage, social media content, and event marketing.
    • Ensure all content supports leasing goals and communicates brand identity clearly and effectively.

  • Campaigns & Advertising
    • Manage the planning and execution of digital and offline campaigns including display advertising, email marketing, social media, and direct mail.
    • Coordinate with external vendors and agencies
    • Plan and deploy weekly highlight emails to ~12k prospects. Manage recurring eblasts for specific assets.
    • Manage graphic design oversight with a focus on the User Experience and Interface for property websites.
  • Reporting & Budgeting
    • Prepare marketing budgets, ensuring effective allocation of spend across campaigns and channels.
    • Deliver monthly analytics & advertising reports to leadership and owners when requested.
    • Provide insights and strategic recommendations.

REQUIREMENTS:

  • At least five years of experience in marketing, with at least three years in a leadership role.
  • At least three years of experience in property management marketing, especially in multifamily housing.
  • Experience managing other team members and owning outcomes for yourself and others.
  • Demonstrated hands-on experience with Google Ads (PPC) and SEO best practices preferred. Proficiency in Google Analytics, Google Search Console, GA4, marketing automation (e.g., Mailchimp/CRMIQ/Active Campaign), ILS portals, and geofencing platforms.
  • Ability to prioritize and oversee multiple property campaigns simultaneously.
  • Understanding of current technologies in the industry used for operational efficiency.
  • Strong Excel/Sheets skills; comfort with dashboards and data storytelling.
  • Excellent leadership, communication, and cross-functional collaboration skills.
  • Experience with property management software (e.g., Yardi, RealPage) and marketing platforms (e.g., RentCafe, CRM IQ) is a strong plus.
  • Knowledge of local market dynamics in real estate and competitive positioning.
  • A Bachelor’s degree in Marketing or Advertising would be helpful.
  • Must have a valid driver's license and ability to travel throughout the DC and Maryland area.
